Your Concept Package gives you a complete architectural design set for early-stage planning. It is designed to help you understand the home, compare sites, speak with builders, and decide whether the design is the right fit before moving into site-specific documentation.

This drawing set is not a building permit package and should not be used for construction. It has not yet been adapted to your specific block of land, local planning requirements, soil conditions, bushfire rating, wind rating, services, levels, drainage, or engineering requirements.

What this set is useful for

Use this drawing set to:

  • understand the overall size, layout, and arrangement of the home
  • review the floor plan, elevations, general form, and spatial relationships
  • compare the design against potential sites
  • have early conversations with builders, consultants, councils, or planning advisors
  • begin thinking about budget, orientation, access, views, and outdoor spaces
  • decide whether you would like to move forward into a site-specific package

What this set does not include

The Concept Package does not include site-specific adjustments, structural engineering, energy assessment, town planning advice, building permit documentation, soil report coordination, survey integration, or construction detailing tailored to your property.

Before building, the design will need to be reviewed and adapted for your site. This includes checking setbacks, orientation, levels, access, planning overlays, engineering requirements, services, drainage, and any local authority requirements.

Concept Package

It gives you a complete architectural design set so you can explore possibilities, compare land options, and have meaningful discussions with builders. It is not site-specific and does not include structural adjustments, but it gives you clarity and confidence before moving forward.

Build Package

The Permit Ready Package adapts the design to your specific block of land. It integrates soil reports, survey data, structural engineering, and required performance assessments to produce a coordinated, site-specific documentation set. This package prepares you for submission and construction, while recognising that certain overlays or specialist approvals may require additional consultants depending on the site.

Exclusions

  • This package includes everything required to lodge with your council. We do not do the lodging ourselves.
  • In the event your property is subject to out of the ordinary planning overlays we can offer additional assistance at an hourly rate. This will be quoted upfront before commencing works
