  • We are a team of architects, engineers and doers. We have built our own homes with what felt like an impossibly tight budget and timeline.

    Going through the process we realised that while prefabricated options offered the time savings we wanted, the price per sqm was high and they were near impossible to finance with a bank.

    We wanted to build ourselves and we thought we weren’t alone in this. That’s when Otto Projects was born.

  • Renovating is great but a lot of our Australian homes haven’t been built with the Australian climate in mind. Building offers you the chance to design a home that runs efficiently and optimises the use of better performing materials keeping your running costs to live down.

    Building also allows you to customise your living for the way you want to live and let’s face it - it’s really fun! There’s nothing better than seeing something in a drawing come to life.

  • We’re working toward building a recommended network of builders and trades.

    You’re welcome to use your own builder, speak with local builders, or consider an owner-builder pathway if that suits your project and experience. Longer term, our goal is to make this part of the process even easier.

  • Otto Projects homes are designed around high-performance Structural Insulated Panels, also known as SIPs. SIPs create a strong, highly insulated building shell that helps the home stay cooler in summer and warmer in winter, with less reliance on heating and cooling. The result is a home designed for lower running costs, better indoor comfort and strong thermal performance across Australian conditions.

  • Otto Projects homes use Australian-made Structural Insulated Panels as the core building system. Unlike conventional construction, SIPs combine structure and insulation into a prefabricated panel system. This helps reduce gaps, air leakage and thermal weak points in the building shell. The homes are designed to support strong energy outcomes, stable indoor comfort and reduced heating and cooling demand.

  • Your Otto Projects kit is best understood as a made-to-order panelised shell kit with the key documentation and components required to move from design to site delivery. It includes building permit-ready documentation, architectural drawings, engineering documentation, energy certification, a screw pile foundation kit, panelised floor, wall and roof systems, external cladding, roofing, building wrap, windows, external doors, internal doors, internal walls and kit coordination before manufacture. We also provide a fittings, finishes and supplier guide for items outside
    the panelised shell kit, including appliances, cabinetry, tiles and other selections.

  • Structural Insulated Panels are a smarter way to build high-performance homes. Otto Projects uses Australian-made SIPs that are prefabricated before delivery, making the system repeatable, efficient and easier to coordinate on site. This can reduce construction time, improve thermal performance and create a more predictable build pathway. Because Otto Projects has already designed the home around this panelised system, you can save time on design, documentation, coordination and construction.

  • The final build cost depends on your site, your builder, your approval pathway and whether you choose to build through a registered builder or manage parts of the project yourself as an owner-builder. As a guide, the Otto Projects kit home may represent around 60% of the total build cost when using a builder. Owner-builders may be able to reduce some costs by managing trades and parts of the process themselves, depending on experience, site conditions and local requirements. Your quote and final documentation set will include a clear guide to the remaining materials, fittings, appliances and selections required outside the panelised shell kit, so your builder can quote the full project with more clarity.
